Walking distance from Talamone and Fonteblanda villages, in front of the Porto Santo Stefano and Porto Ercole harbours and small towns, and the Tuscany Argentario Archipelagus Islands of Giglio and Giannutri. Just literally steps away from the water, plunged within the marvelous Mediterranean Flora, with a private exclusive lovely fenced botanical garden. The wide windows open onto: the marvelous Talamone Bay limpid seafront and the typical Maremma Tuscany luxuriant countryside, as well as the enchanting blooming garden that arrives right by the beach 'les pieds dans l'eau'! The country chalet, just renovated, provides an original well finished decor, following a colored harmonic integration of country and contemporary styles. We offer an all comforts homely, warm and relaxing atmosphere, in a cozy and functional accommodation. Our house provides within pleasant interiors: 2 bathrooms, delightful bright living and dining indoor and outdoor area, fully equipped kitchen, private exclusive lovely garden with Mediterranean plants, Pine trees, small orchard, botanic and vegetable garden. Located in the heart of Tuscany Maremma, nearby you can easily access: at a walking distance: Talamone Train Station, Talamone and Fonteblanda villages, Kite Surfing Beaches, L'Uccellina Great Natural Park. Just few kilometres from: Tuscany Argentario Archipelagus Islands of Giglio, Giannutri and Montecristo, Beaches Tombolo della Feniglia and Giannella, WWF Oasis Natural Reservation, Orbetello, Lagoons of Levante and Ponente, Ansedonia, Grosseto, Cosa and Tarquinia Archeological Areas Sites, Capalbio, Saturnia Thermal Baths & Spa. HOUSE RULES AND INFORMATION: Please: • mosquito nets should absolutely be kept closed at all times. • Do not use soaps in the outdoor fountain shower. • In toilets throw only the biodegradable toilet paper present. DO NOT throw anything else, nor: sanitary or makeup remover wipes, nor cotton, tissues, tampons, etc. • Do not touch the dehumidifier wall controller switch. • the Nespresso coffee machine, and all kettles are to be used only with natural mineral water, the bottle will be left next door by us. • Nespresso pods are already present. • the light meter is located as you enter behind the glass door on the right. • the general meter of the total security light outside, is instead located in the garden, leaving the house immediately on the left. • switches in addition to the twilight switches for the outdoor lights, to illuminate the garden, are located as you enter the gate on the right. • the house is entirely electric. • for summer: air conditioning is adjusted using only the + and - from the wall-mounted controllers. • for winter: heating is adjusted using only the + and - from the wall-mounted controllers. • radiators and hot water are regulated by electric boiler. • Preprogrammed controllers, for watering in the garden, should never be touched. • the external water hose in the garden should always be kept closed after any use. *** - monthly, 3 months, 6 months time rentals. • Cleaning and linen change service if required and necessary, in addition to the final cleaning, must be paid separately and costs 15 euros per hour. • The additional linen kit costs 40 euros per kit. • The cost of ordinary final cleaning is 250 euros. • The security deposit is around 25% of the total value of the stay. • The signed contract should be returned by scanned email prior to the guest’s arrival. • Guests data and copy of ID, must be provided via email or via Airbnb message prior to arrival for necessary notification to the Police.
